Bed-Stuy Retailer Closes to Make Room for Huge Planet Fitness

1245 fulton st renderingA retail clothing store on Fulton Street in Bed-Stuy has closed to make room for a 22,000-square-foot gym.

Pretty Girl, at 1245 Fulton St., shuttered on Thursday so construction can begin on a new three-floor Planet Fitness, according to employees of the shop. The gym’s due to open in 2015.

Planet Fitness leased the space from landlord Infinity Real Estate LLC in October, and will build a second floor on the one-story building while converting the basement into additional gym space, according to a release from the company.

The new gym will be the first in the neighborhood other than the Bedford-Stuyvesant YMCA.

“Due to the tenant’s aggressive expansion program and strong area presence, ownership considered Planet Fitness to be an attractive retail tenant,” Zach Mishaan, the landlord’s broker, said in October.

“With this lease, Planet Fitness is facilitating a need for the neighborhood.”

Representatives from Pretty Girl did not respond to a request for comment.

Baker-WinickBrokers and dealmakers said they felt a greater intensity at this year’s International Council of Shopping Centers annual New York National Conference, held yesterday and today at the New York Hilton Midtown hotel and the Sheraton New York Times Square Hotel. They’re right.

Attendance is up sharply this year to about 7,500 from about 6,500 last year, ICSC told The Real Deal. While that’s a much lower number than the global convention RECon held each year in Las Vegas, which attracted 32,707 this past May, this show brings in a national audience, brokers said.

Retail professionals from Jeff Sutton, president of Wharton Properties, to Robert Futterman, CEO of RKF, walked the floors and popped into meetings throughout the day. TRD snapped pictures of the players (not Sutton, who was camera shy) but others including Futterman, restaurateur Danny Meyer, Albert Laboz of United American Land, Joanne Podell of Cushman & Wakefield, and dozens more.

1245 fulton st renderingPlanet Fitness, the popular, low-cost fitness chain with locations throughout the United States, has net leased a freestanding building at 1245 Fulton St. in the Bedford-Stuyvesant section of the city.

Planet Fitness, who was represented by Richard Chera of Crown Retail, leased 7,500 s/f on the ground floor, second floor and basement, totaling 22,500 s/f of retail space.

Landlord Infinity Real Estate LLC was represented by Winick Realty Group broker Zach Mishaan, who said, “Due to the tenant’s aggressive expansion program and strong area presence, ownership considered Planet Fitness to be an attractive retail tenant.”

1245 Fulton St. is located at the heart of a major retail corridor populated with many name-brand national tenants, including Walgreen’s, Rainbow, Payless Shoe Source and Foot Locker.

Ownership is currently renovating the building to fit the extensive necessities of a gym concept, including the addition of a second floor to what is currently a one-story building. They are expected to open when renovations are completed in January 2015, making them the only gym or fitness facility in the area.

“With this lease, Planet Fitness is facilitating a need for the neighborhood,” said Mishaan.

Starbucks Coffee Co., Game Champ and Cohen’s Fashion Optical will all be joining the retail at 395 Flatbush Ave. Extension, a full-block retail site anchored by decade-old locations for Applebee’s and McDonald’s that count among the brands’ highest-grossing New York stores.

“As the Barclay’s Center continues to expand the need for retail on the strip, and as nearby residential and business developments attract more customers, the Flatbush Ave. corridor continues to grow,” said Winick Realty Group’s Zach Mishaan, who represented landlord Rabina Properties in all three lease transactions.

Starbucks, Game Champ and Cohen’s Fashion Optical were each drawn to the retail site not only because of the rapidly-growing neighborhood but also because of the impressive 20-ft. frontage included with each storefront. Winick Realty Group broker Diana Boutross, the exclusive broker for Starbucks in Brooklyn, leased a 1,243 s/f storefront for the brand, while Mishaan represented Game Champ as the video game retail leased 1,107 s/f of ground floor retail space. Set to open by the end of the year, this will be the fifth borough location for the company, which also operates stores in the Bronx, Staten Island and New Jersey. Cohen’s Fashion Optical, represented by Boutross and Winick Realty Group broker Matthew Schuss, will also open a 1,100 s/f storefront at the property by the end of the year, marking the retailer’s ninth foray into the borough.

Mishaan is currently marketing 3,343 s/f of remaining retail at 395 Flatbush Ave. Extension, which he says would be ideal for fashion and apparel tenants, as well as banks.

The space offers 72 ft. of frontage on Flatbush Ave. that, because of the way the building is angled, creates a corner-like exposure.

395 Flatbush Ave. Extension is uniquely positioned for maximum retail traffic as 13 of the 19 subway lines that service Brooklyn all stop within a four-block radius of the retail site. In addition to the 70,000 daily riders those subways bring to the neighborhood, more than 15,000 new apartments are also currently under construction in the immediate area.

“The building façade and the sidewalks have been recently redone,” said Mishaan, “and ownership has done major improvements to make the corridor more retail friendly, including the installation of additional lights and signage.”

Asking rent for the remaining retail availability is $150 per s/f, which is substantially lower than rents at the adjacent Fulton Street Mall.

Starbucks Coffee Company, Game Champ and Cohen’s Fashion Optical will all be joining the retail at 395 Flatbush Avenue Extension, a full-block retail site anchored by decade-old locations for Applebee’s and McDonald’s that are among the brands’ highest-grossing New York stores.

Winick Realty Group broker Diana D. Boutross, the exclusive broker for Starbucks Coffee Company in Brooklyn, leased a 1,243 sf storefront for the brand.

Winick’s Zach Mishaan represented Game Champ as the video game retail leased 1,107 sf of ground floor retail space. Set to open by the end of the year, this will be the fifth Brooklyn location for the company, which also operates stores in the Bronx, Staten Island and New Jersey.

Cohen’s Fashion Optical, represented by Boutross and Winick’s Matthew Schuss, will also open a 1,100 sf storefront at the property by the end of the year, marking the retailer’s ninth foray into the borough.
