Winick Realty Group Leases Brooklyn Location for Social Apparel

social apparelSocial Apparel, the women’s dress and fashion retailer for teens and young adults, has signed a lease for their new location in the heart of the Fulton Mall.

Set to open this coming spring, the chain will occupy 2,224 square feet on the ground floor, as well as 800 square feet of second-floor space at 455 Fulton Street in Downtown Brooklyn.

“With a very specific criteria for their locations, Social Apparel can be quite particular about which streets will garner ample business. Their strategy targets shopping corridors that brim with low- and middle-income customers, and there may be only a handful of such streets left in New York City,” said Winick Realty Group’s Ezra Safdieh. “Fulton Mall continually draws this clientele on a seven day a-week basis, making this location especially compelling for them.”

Safdieh represented Social Apparel along with Winick Realty Group broker Young Byunn, who previously leased Speical Apparel’s location at 255 West 34th Street in Herald Square. The store at 455 Fulton Street will be their only Brooklyn location, placing the brand among many high-profile national chains, including Payless Shoes and Gap Factory outlet.

Landlord Solil Management was represented in-house by Brett Weinblatt.

Set to open this coming spring, the chain will occupy 2,224 square feet on the ground floor, as well as 800 square feet of second-floor space, at 455 Fulton Street, between Jay and Lawrence Streets in Downtown Brooklyn. While currently constructing the space, Social Apparel plans on featuring their signature, eye-catching, glass-façade display to help attract the area’s robust consumer population to this new location.

Women’s Apparel Retailer To Open First Brooklyn Store

social apparelDress and fashion retailer Social Apparel will open its first Brooklyn location next spring in the Fulton Mall area of Downtown Brooklyn, Winick Realty Group announced last week.

The company, which currently operates stores for teens and young adults in Herald Square, the Garment District and four malls in the tri-state area, signed a lease at Solil Management‘s 455 Fulton Street for 2,224 square feet on the ground floor and 800 square feet of second-level space. The space commanded an asking rent of $190 per square foot, based on the ground-floor rate, Winick representatives said.

“With a very specific criteria for their locations, Social Apparel can be quite particular about which streets will garner ample business,” said Winick broker Ezra Safdieh in a prepared statement. “Their strategy targets shopping corridors that brim with low- and middle-income customers, and there may only be a handful of such streets left in New York City. Fulton Mall continually draws this clientele on a seven day-a-week basis, making this location especially compelling for them.”

Mr. Safdieh and his Winick colleague Young Byunn represented the tenant in the deal, while Solil’s manager of commercial leasing, Brett Weinblatt, negotiated on behalf of the landlord in-house. Mr. Weinblatt declined to comment on the transaction.

The fashion retailer’s new digs sit between Jay and Lawrence Streets in short walking distance of seven subway lines.

Social call for Winick

Social Apparel, the women’s dress and fashion retailer with locations in four New York malls, has leased its first freestanding location at 255 West 34th Street in the Garment District.

The store includes 1,760 s/f on the ground floor, 1,276 s/f on the mezzanine and 1,540 s/f in the basement.

Winick Realty Group managing director Young Byunn represented Social Apparel, who subleased the location from Burger King Corp. Jason Pruger and Aaron Cukier of Newmark Grubb Knight Frank represented ownership.

The owners of the company, which was founded in 2007, are intimately familiar with the area, having previously maintained a 34th Street presence with a similar concept.

“They understand the 34th Street market well and they look forward to maintaining their presence on this peerless shopping strip,” said Byunn.

Social Apparel currently has a store in the nearby Manhattan Mall, as well as Queens Center, Palisades Center and The Galleria at White Plains. They plan to on West 34th open in April 2013.

The store includes 1,760 sq. ft. on the ground floor, 1,276 sq. ft. on the mezzanine and 1,540 sq. ft. in the basement.

Social Apparel currently has a store in the nearby Manhattan Mall, as well as Queens Center, Palisades Center and The Galleria at White Plains. They plan to open their 255 West 34th Street store in April 2013.
