Muscle Maker Grill Gets Back On Its Feet in NYC Post-Sandy

muscle maker logoMuscle Maker Grill, the health-conscious restaurant chain with more than 200 locations across the United States, has found a new home for the Manhattan location it lost due to Hurricane Sandy.

The restaurant has signed a lease to move its operations from 92 Eighth Avenue to 114 Seventh Avenue, located between 16th and 17th Streets in Chelsea.

The 1,000-square-foot storefront formerly housed a pizzeria.

“Muscle Maker Grill wanted to remain in the neighborhood, as they had a proven track record in Chelsea, which is something the landlord liked as well,” says Jonathan Banayan of Winick Realty Group, who represented Muscle Maker Grill in the lease transaction. Landlord Duell Management was represented in-house.

Muscle Maker Grill was founded in 1995 with the goal of offering people a nutritious alternative to fast-food restaurants. The restaurant offers menu items that accommodate every diet, including vegetarian, carb-free, and gluten-free.

Muscle Maker Grill doesn’t use butter or deep fryers, instead offering such healthy alternatives as brown rice, zero-carb signature sauces, and fresh, never frozen lean chicken breast.

“Muscle Maker Grill will not only upgrade the look and feel of the property, but they will also bring a healthy dining option to the Seventh Avenue corridor between 14th and 23rd Streets, creating a nice mix of stores on the strip” says Banayan, who recently leased another storefront on Seventh Avenue to Big Smoke Burger.

Muscle Maker Grill is expected to open in late summer or early fall.

Big Smoke Burger Leases First NY Location

big smoke logoCanadian burger chain Big Smoke Burger has leased its first New York location at 70 Seventh Avenue, between West 14th and West 15th Streets in Chelsea.

The location, which had been occupied by the previous tenant for 20 years, includes 1,000 square feet on the ground floor, 500 square feet in the basement, and 880 square feet in an outdoor courtyard. Winick Realty Group’s Alexander Hill and Jonathan Banayan represented landlord Group 868 Inc. in the transaction.

“This is a great location to launch Big Smoke Burger in the New York market,” Hill says. “This area of Chelsea is growing rapidly and with the 1, 2, 3 subway stop right nearby, the storefront is going to get seven-day foot traffic.”

Big Smoke Burger, who plans to open the restaurant in the next four months, was represented by Ross Berkowitz of RKF.

Hale & Hearty Soups Inks Lease for New Manhattan Unit

Hale & Hearty Soups, the New York–based restaurant chain serving homemade soups, sandwiches, and salads, signed a lease for its latest location at 177 Madison Avenue, between East 33rd and East 34th Streets.

Winick Realty Group LLC senior managing director Joseph Isa and associate director Brian Tregerman represented landlord First 177 Madison LLC in the long-term lease transaction. Kimberly McCullough of KEM Company represented the tenant, who will occupy 2,500 square feet on the ground floor and 2,500 square feet in the basement.

“Hale & Hearty Soups will bring a great food option to the table on what is currently an underserved block,” Tregerman says. “There is a lot of development going on across the street and a growing office population in the area, so Hale & Hearty Soups is definitely ahead of the curve in leasing this retail site.”

Hale & Hearty Soups has 28 locations throughout Manhattan, Brooklyn, and Long Island, New York.

Starbucks Plans Store on Columbus Avenue in NYC

The tenant roster at Columbus Square continues to take shape as three major retail tenants became the latest additions to the sprawling mixed-use development project that has brought unprecedented new life to the Upper West Side and turned Columbus Avenue from 97th to 100th Streets into one of the city’s major shopping corridors.

At 805 Columbus Ave., Starbucks Coffee Company has leased 1,200 square feet on the corner of 100th Street, filling the last corner availability at the property, according to Kelly Gedinsky, Winick Realty Group LLC associate director.

Adjacent to the new Starbucks storefront, a 1,500-square-foot space was leased to Verizon Wireless. Jason Daniels and David Landes of Royal Properties represented Verizon in the transaction, while David Firestein of SCG Retail represented Starbucks.

“With the addition of Verizon and Starbucks, we are proud to say that the traffic flow of the three blocks between 97thand 100th streets on Columbus Avenue is now complete,” says Gedinsky, who is currently negotiating leases at 801 Amsterdam Avenue. “We are now looking to fill the remaining inline spaces, with floor plates ranging from 2,700 to 4,300 square feet. It’s a great opportunity for smaller stores to join the many exciting brands who have found great success at Columbus Square.”

Chipotle Gains New Real Estate on Broadway in New York

Winick Realty Group LLC announced the availability of 14,000 square feet of retail space at 281 Broadway, located between Chambers and Reade Streets in the heart of the Financial District.

Encompassing three floors, the space includes 3,500 square feet of ground floor retail, as well as 5,000 square feet on both the second floor and lower level. It features 75 feet of windows on Broadway, offering excellent visibility to the traffic from nearby J&R Music World, Century 21, Potbelly Sandwiches, Duane Reade, City Hall and the Federal Building.

Winick Realty Group LLC Executive Vice President Darrell Rubens has already leased 2,500 square feet of space at the building to Chipotle. Rubens represented ownership in that transaction, while Newmark Knight Frank represented Chipotle.

The remaining 14,000-square-foot space, which is divisible, sits below 84 luxury condominiums in a new construction that has finally reached completion after years of delay.

“I worked closely with the architects from day one to make sure the location was optimized for retail use with ideal column spacing and other important features in place,” says Rubens, who has been involved with the project since construction began in 2005.

Along with Associate Director Lee Block and Associate Annie Shinn, Rubens is marketing the multi-level space on behalf of Feldman Realty Group.

Mediterranean Concept Coming to Union Square

Restaurateur Danny Hodak, owner of popular Hell’s Kitchen Mediterranean eatery Taboon, has leased 1,000 square feet of ground-floor space at 30 East 13th St. in New York City, between Fifth Avenue and University Place, for a new, as-yet-unnamed quick-serve Mediterranean concept.

With a taboon wood-burning oven, Hodak’s new concept will offer the same atmosphere and quality of food that fans of his existing restaurant have come to know and expect, but in a very intimate setting that is not usually seen in fast-casual establishments.

“The setting is wood and brick, giving the restaurant a very comfortable feel,” says Kelly Gedinsky, an associate director at Winick Realty Group LLC. “People will have the option to leave, but will want to stay.”

The restaurant is anticipated to open in the next two months and if it’s a success, Hodak plans to roll out more locations for the concept across New York City.

Gedinsky represented Hodak in the lease transaction, while Winick Realty Group LLC’s Senior Managing Director Joseph Isa and Josh Siegelman represented the landlord, Double MK Realty.
