Spirit Halloween Leases Pop-Up in Chelsea

Rose Associates, Inc. has announced that Spirit Halloween recently leased 17,000 s/f of retail space at Chelsea Landmark, the luxury rental property located on Sixth Avenue between 25th and 26th Streets in Manhattan.

The short-term lease will allow Spirit Halloween to market its costumes and accessories through the Halloween Season.

Bruce Spiegel, senior managing director of commercial leasing for Rose Associates, represented the property owner in the transaction.

Spirit Halloween was represented by Alex Hill of Winick Realty. The lease term is two months.

“Short-term space is always priced at a premium, but the right location can make it worthwhile for seasonal stores or new retailers testing the waters in a specific market. Spirit will no doubt benefit from having a presence in this densely populated residential neighborhood,” said Spiegel.

Rose is currently seeking a long-term retail tenant for Chelsea Landmark, which offers 17,000 s/f of street-level space and roughly 7,300 s/f of lower-level space.

The entire 23,000 s/f had been formerly occupied by Gracious Home, and offers possible divisions as well as venting for restaurant use.

Added Spiegel: “With its floor-to-ceiling glass walls, this space provides exceptional visibility along the highly trafficked Avenue of the Americas.”

David Z Opens Shop Near Union Square

David Z., the 20-year-old brand-name shoe store with seven locations in New York and New Jersey, has leased 5,000 s/f at 815 Broadway, located between 11th and 12th Streets, just steps from the excitement of Union Square.

Landlord Magnum Real Estate Group had chosen the Winick team to find the perfect long term tenant to fill this history-steeped retail space, which was home to an antique store for many years.

As this stretch of Broadway has changed from what was once one antique shop to another, explained Winick Realty Group LLC’s Lori Shabtai, executive vice president, Monica Kass, director, and Kelly Gedinsky, associate director.

“Ownership wanted a specific type of retailer who not only had a proven track record but who understood the unique needs of Union Square shoppers,” said the brokers, who represented ownership in the transaction.

Kimberly McCullough of KEM Co. represented David Z. The retailer will occupy 2,500 s/f on the ground floor, as well as 2,500 s/f on the lower level.

Among the key features of this sensational space are 20-foot ceilings, 20 feet of frontage on Broadway and original mosaic floors and stained glass that give it an extraordinary charm.

Halloween store opens pop-up in Gracious Homes’ Chelsea haunt

Spirit Halloween, a Halloween costumes and accessories store, has inked a temporary two-month retail lease at the Chelsea Landmark, a rental building at 55 West 25th Street and Sixth Avenue.

Rose Associates has been advertising for a retail tenant for the 17,000 square feet of street-level space and 7,300 square feet of lower-level space. The entire 23,000 square feet was previously occupied by bankrupt interiors store Gracious Home.

Leasing rates for the short-term or long-term were not immediately available.
