UPPER EAST SIDE—New boutique Style-Licious aims to correct “the dearth of high-quality accessories stores aimed at teenage girls.” The owner explains to DNAinfo that she got the idea for the store when she realized that her own 15-year-old daughter couldn’t find one-of-a-kind jewelry. When the store opens at Second Avenue and 71st Street, It’ll carry everything from $8 pajama bottoms to $300 bracelets from Henri Bendel.

Brick-Run Sports to Occupy 1,500 SF at 730 Columbus Ave.

NEW YORK CITY-Brick-Run Sports, a sports training and physical therapy firm, has leased a space measuring 1,500 square feet at West 96th St., at 730 Columbus Ave. The lease runs for 10 years and the asking rent was $100 per square feet.

The firm plans to open the facility during the beginning of 2011. In the transaction, Winick Realty Group represented the tenant, while Ripco Real Estate Corp represented the owner, ASN Westmont.

Syms Leases 530 5th Ave Retail Space 

Syms, the Paramus, NJ-headquartered off-price clothing retailer with locations in 12 states, has leased a 34,000-square-foot retail space at 530 Fifth Avenue, between 44th and 45th Streets in Manhattan. 

This will by Syms’ new flagship location and a joint store with Filene’s Basement, which the company acquired in 2009. The store contains 6,500 square feet on the ground floor, 9,500 square feet on the lower level and 18,000 square feet on the second floor. 

Winick Realty Group LLC’s Darrell Rubens, senior managing director and Lor Shabtai, executive vice president, represented the property on behalf of The Moinian Group, which owns the building.“The space was originally designed for the Bank of New York and wasn’t built for retail,” explained Rubens. “But we had a vision from day one of replacing the austere granite storefront with a floor-to-ceiling glass storefront more conducive to retailing.” The pair also brought JP Morgan Chase to the building in April, returning the bank to the location it vacated in 2008 after merging with the Bank of New York. 

With other tenants including Zara and H&M in close proximity, Rubens added that “Syms will be a great addition to Fifth Avenue.” Syms, which was represented by the Lansco Corporation, is one of a handful of high-profile fashion chains coming to Fifth Avenue. 

Urban Outfitters just leased a new storefront across the street at 521 Fifth Avenue, while Guess will be opening its new flagship store up the street at 575 Fifth Avenue. Winick Realty Group LLC recently placed a Bakers Footwear at nearby 509 Fifth Avenue and is currently marketing the Staples space across the street at 535 Fifth Avenue.

My.Suit Leases First FiDi Store 

My.Suit, the made-to-measure men’s clothier with three locations in New York City and White Plains, has leased the 2,300-square-foot space at 30 Broad Street, on the corner of Exchange Place. 

Winick Realty Group LLC Director Young Buynn represented My.Suit, which plans to open the store in late 2010. 

Winick Realty Group LLC’s Diana Boutross and Darrell Rubens, senior managing director, represented the landlord, Gotham Holding. 

“My.Suit will be the perfect fit in Lower Manhattan, as they are going to be directly across the street from Hermes and Canali,” said Rubens and Boutross, who are still marketing 30,000 square feet on the 2nd and 3rd floors at 30 Broad Street with a private 1,000 square-foot entrance adjacent to My.Suit. 

“By opening My.Suit in the Financial District, we hope to serve all of the businesspeople in the area,” said Byunn, the company’s exclusive broker. 

This is the first store in the Financial District for My.Suit, which currently runs locations in Herald Square and on Madison Avenue between 45th and 46th Streets. 

“We hope to secure a store on the Upper East Side or near Rockefeller Center next,” added Byunn.

Cornering the Market

Winick Realty Group LLC has been appointed the exclusive leasing agent for a 4,400 s/f retail space located at 1491 Third Avenue, on the northeast corner of E. 84th Street.

The corner space, which features 50 feet of frontage on Third Avenue and more than 90 feet of frontage on E. 84th Street, now offers an opportunity for a new tenant to utilize the exposed brick walls and column-free space.

“Last month, the second, third and fourth floors of the building were leased, leaving the most desirable retail corner available in the area,” said Annie Shinn, who is representing the property along with senior managing director Darrell Rubens and executive vice president Lori Shabtai.

Style-Licious signed a long-term, 1.1k SF lease at 1418 Second Ave., where it will open its first location. Winick’s Elie Dayan repped the tenant, while Menkin Realty Services’ Victor Menkin repped the landlord.
