How a soon-to-open Nordstrom is reinventing Broadway

3cc nypostIt may be too early to count the retail chickens, but it is inevitable they will start to roost along the Broadway corridor from West 57th Street down to Times Square — all because of the coming Nordstrom at the base of the under-construction Central Park Tower at 225 W. 57th St.

The Nordstrom will also have a Broadway entrance, right across the street from the 3 Columbus Circle office building. Here, second-floor retail signage proclaims “Across From Nordstrom,” as Winick Realty Group promotes its own large retail availability.

“Nordstrom’s entry into Manhattan is arguably one of retail’s most anticipated store openings,” says Kelly Gedinsky of Winick Realty Group, who is marketing the space opposite the new Nordstrom. Gedinsky adds, “Shopping patterns will most certainly change as consumers are almost guaranteed to be driven to this section of the city.”

Charles Rapuano, Jeremy Wintner and president Steven E. Baker are exclusively marketing the property on behalf of Chosen Equities, marking Winick Realty Group’s third retail project on the block.

Rapuano, Wintner and Baker represented MWest Holdings LLC at 223 East 59th Street, which was leased to Savoir Beds, while Rapuano represented The Shade Store in their lease transaction at 225 East 59th Street.

“Winick Realty Group is setting the market on this block as hip concepts, like The Shade Store and Savoir Beds, replace the old antique stores,” said Rapuano.

“We have a great rapport with the landlords on this block and we are proud to be representing yet another retail space on a block that we believe in.”

Available for the first time in 20 years, the retail at 213 East 59th Street comprises 1,354 s/f of ground-floor retail space with 25 feet of frontage on East 59th Street, and an additional 728 s/f in the basement. The site also offers a 1,138 s/f backyard space, giving potential tenants an outdoor area that can be used for private meetings, events, product displays or other uses.

The French restaurant will move from 2 Park Ave. So. in June to occupy two floors in the 12-story prewar building between East 27th and 28th streets. The tenant was represented by Jeff Lagowitz of Savills Studley. The landlord, TF Cornerstone, was represented by Winick Realty Group’s Steven E. Baker and Aaron S. Fishbein. The asking rent was not disclosed.

Artisanal relocates to TF Cornerstone’s 387 Park Avenue South

steven-baker-258x300TF Cornerstone arranged the signing of a long-term, 11,000 s/f retail lease with Artisanal Fromagerie Bistro, one of New York City’s top-rated French restaurants, at the owner/developer’s 387 Park Ave. South. The new transaction completes Winick Realty Group’s leasing efforts, on behalf of TF Cornerstone, for the retail portion of the 215,000 s/f, class A office and retail property.

In Summer 2016, the cheese-centric brasserie, owned by Sarid Drory, will relocate from its current location at 2 Park Avenue South to the expansive, two-story space at 387 Park Avenue South. Architect Adam Tihany is building out the new and much larger Artisanal Fromagerie Bistro, which will house the restaurant, a cheese store, bakery, and lounge, in addition to three private rooms available for events, a raw bar, and outdoor, sidewalk seating. Chef John Creger will retain many current favorites on the menu while also introducing a few new items to complement the expansion of Artisanal’s offerings that will include 560 types of cheese and 2,500 types of wine. The brasserie’s brunch menu will feature five different tasting menus with wines.

“We are thrilled to welcome Artisanal to this prime retail space, which has been transformed as part of the major capital improvements that are nearing completion at 387 Park Ave. South and attracting high-level tenants like Artisanal and Barry’s Bootcamp,” said Steve Gonzalez, director of retail leasing for TF Cornerstone. “This acclaimed bistro has built a strong reputation among New York City’s best restaurants and is a celebrated addition to the building as we continue to lease the remaining, available office space on the upper floors.”

“Artisanal Fromagerie Bistro is a well-established concept in New York City and their distinctive brand of upscale yet youthful dining will be a great amenity for not only the building, but also the neighborhood, which has seen an influx of technology companies in recent years,” said Steven Baker, president of Winick Realty Group.

Baker and Aaron Fishbein represented TF Cornerstone in this lease transaction, as well as the lease transaction earlier in 2015 that brought Barry’s Bootcamp to the building.

Jeff Lagowitz, of Savills Studley, represented Artisanal Fromagerie Bistro in the transaction.

Recent improvements to the pre-war, 12-story property at 387 Park Ave. South have included significant renovations to the lobby and roof deck, which features a unique glass penthouse; upgraded mechanicals; and the installation of new elevators and an all-glass façade that sheathes the base of the building up to the third floor.

387 Park Ave. South is located steps away from Madison Sq. Park and a wide variety of restaurants, hotels, and boutiques. This area of Midtown South has become one of New York City’s most popular office and retail destinations, benefitting from tremendous pedestrian traffic and convenient transportation options.

2012.05.10 387PAS Hero Shot 2More details are emerging about Artisanal Fromagerie Bistro’s upcoming move from 2 Park Avenue South to a 12-story pre-war building at 387 Park Avenue South.

The new bistro in Midtown South’s tech corridor will expand from its current 3,000 square feet to 11,000 square feet. The existing spot will stay open until the new one launches this summer.

Architect Adam Tihany, who has created signature restaurants for celebrated chefs like Daniel Boulud and Thomas Keller, is doing the build-out.

The eatery will feature 560 types of cheeses and 2,500 wines, along with a raw bar, a lounge, outdoor seating and three private rooms for events.

Restaurateur Sarid Drory, who bought the restaurant in 2013 from Terrance Brennan, said Chef John Creger will keep signature dishes such as white truffle fondue, while offering new options, including togarashi-marinated tuna crudo with squid ink.

“Artisanal Fromagerie Bistro will be a great amenity for the building and the neighborhood, which has seen an influx of technology companies in recent years,” said Steven E. Baker, president of Winick Realty Group.
