Bay Kitchen Bar opens with heavy flavor of local catches

The popular Mexican chain is opening in 2,165 square feet at Riverdale Crossing, said Joseph A. Farkas, president of Metropolitan Realty Associates, the developer of the new 162,000 square-foot shopping center along with longtime equity partner Angelo, Gordon & Co.

This will mark Chipotle’s first location in the borough after rolling out 900 locations nationwide.

Riverdale Crossing, spanning five acres between the Major Deegan Expressway and Broadway, is slated to open in July 2014. It is now 98 percent leased.

Chipotle was represented by Diana D. Boutross and Kenneth Hochhauser of Winick Realty, while John Hanlon of CBRE represented MRA.

The upscale market, with five other Manhattan locations, will occupy 6,400 square feet of ground-floor space, 3,500 square feet on the lowest level, and a 900-square-foot mezzanine. The tenant was represented by Chase Welles of Shopping Center Group and Jonathan Clott of Vision Property Group. The co-op board at Collect Pond House was represented by Darrell Rubens of Winick Realty Group and broker Lee Block. The asking rent was over $100 per square foot.

Lightstone Group Launching Contest at 1407 Bway

1407broadwaybridgeAs The Lightstone Group continues its repositioning of the Garment Center building, 1407 Broadway, the owner will be holding an ideas competition starting April 2, Commercial Observer has learned. The prizes: $14,000 for the winner and $3,000 for the three runners-up.

Space Forward: Ideas Competition calls for designers and any other creative folks to create the ideal work environment in the office tower between 38th and 39th Streets. The idea behind the competition is to “foster an environment that sparks creativity and collaboration through the building’s new office spaces, amenities and creative tenant mix,” according to information from Lightstone.

“This approach captures the essence of how we are seeking to reposition 1407 Broadway,” said Mitchell Hochberg, president of Lightstone, in a prepared statement. “Broadway in Midtown has really transformed into an active office corridor and we think the planned renovations will make 1407 Broadway highly attractive to the tech, media and creative businesses that are moving north.”

To that end, Startup accelerator company Techstars signed a lease for the entire 13,719-square-foot 24th floor in the building, relocating from 36 Cooper Square.

The contest will be launching via a new website, which is not operational yet, www.1407bway.com/competition, and digital media campaign. The contest is open to anyone.

CBRE is the exclusive leasing agent for the office space and Winick Realty Group is marketing the 22,000-square-foot big-box retail space at the site.

The 1.1-million-square-foot building is undergoing a complete renovation, including an upgrade of the lobby and retail façade, as Commercial Observer previously reported, and the hiring of branding partner CO OP.

Retail Space Up for Grabs at Century-Old Emmet Building

In a statement announcing the offering, the firm stated that part of the Emmet Building’s appeal lies in its proximity to notable hotels, retail outposts and residential developments sprouting in the heart of Madison Square’s furniture district.

“The Emmet Building is surrounded by an impressive roster of retailers, including Fendi, Natuzzi and DDC,” said Winick Realty Group President Steven Baker, who is exclusively marketing the space with Darrell Rubens, Ross Burack and Jeremy Schwartz. “We envision this site as a great opportunity for a high-end furniture retailer to lease all three floors and create a brand headquarters with a showroom or design center component.”

The “100-year-old architectural gem,” as Winick referred to the property, located between East 28th and East 29th Street, also lies in proximity to the Nomad Hotel, Flatiron Hotel, Gansevoort Hotel and Virgin Hotel, which is currently under construction.

The building boasts many of its original features, including ceilings taller than 17 feet on the retail space’s 4,000-square-foot ground floor. The balance of the square footage consists of a 435-square-foot mezzanine and the second and third floors, each of which measures 8,060 square feet.

“The retail at 95 Madison Avenue is subject to 24/7 foot traffic as it is surrounded by many of the area’s top hotels… as well as new residential developments including One Madison Park and 10 Madison West,” the statement read.

Published reports suggested that the ground floor could command as much as $150 per square foot.
