Winick marketing Brodsky retail

253 West 72nd StreetWinick Realty Group president Steven E. Baker and Charles Rapuano announced that they are bringing three new properties to market on behalf of Alexander Brodsky and the Brodsky Organization.

Available for the first time in 20 years, the retail at 1424 Third Avenue formerly occupied by Natural Frontier Market consists of 1,745 s/f of ground-floor retail with 25 ft. of frontage on Third Avenue. An additional 975 s/f is available in the basement.

The column-free retail site sits at the base of a rental apartment building and is located between two newly-built storefronts for Pizza Beach and Babeth’s Feast.

The retail at 246 East 94th Street, the base of a high-end condominium next to the Second Avenue subway, comprises 2,500 s/f on the ground, 2,100 s/fin the mezzanine and 1,500 s/f in the basement. All uses are being considered for the space, including gyms, pre-schools, hardware stores and other amenities.

253 West 72nd Street — with 8,010 s/f on the ground floor and 1,608 s/f in the basement — is near the new Upper West Side flagship location for Bloomingdale’s.

Just Salad Opening First UWS Location

2056-broadwayFast-casual chain Just Salad is opening its 16th location with its first Upper West Side eatery, Commercial Observer has learned.

“Just Salad had been looking to open on the Upper West Side for a long time,” said Charles Rapuano of Winick Realty Group in a prepared statement. “This location was perfect for them with the foot traffic from the 72nd Street subway station, the commercial activity in the area and the health-conscious residential population that frequents the nearby yoga studios, Equinox and Soul Cycle locations.”

Mr. Rapuano represented Just Salad in the transaction, which was at 2056 Broadway between 70th and 71st Streets, while Winick’s Steven E. Baker represented the landlord, The Brodsky Organization.

Yapple Yogurt previously occupied the space, which includes 900 square feet on the ground floor and 1,800 square feet in the basement for storage, plus 30 feet of frontage on Broadway. The asking rent was $25,000 per month and the lease is for between 10 and 15 years.

Just Salad is expected to open at 2056 Broadway in late fall.

Former Bacchus Wine Location Hits the Block

2056 BroadwayWinick Realty Group is bringing a retail space at 2056 Broadway, between West 70th and West 71st Streets, to the market on behalf of the Brodsky Organization.

The retail at 2056 Broadway consists of a 900-square-foot ground floor and a 1,900-square-foot storage basement with 25 feet of frontage along Broadway.

The space, formerly occupied by a Yapple Yogurt, and prior to that a store operated by Bacchus Winery under the name Bachuss Wine Made Simple, offers an opportunity for an incoming tenant to join prominent local and national chains that include Starbucks, Duane Reade, Pinkberry, Sabon, Chase Bank, HSBC, Bank of America and Trader Joe’s.

The 72nd Street subway station, which brings commuters on the 1, 2 and 3 train lines, is one block away from the location, which is also within walking distance of the Triad Theatre and the Seventieth Street Playground.

New York City-based Winick Realty Group specializes in the retail space and won several notable assignments last year.

In December the firm was selected by Brookfield Office Properties to exclusively market 40,000 square feet of vacant sub-level retail space at One New York Plaza; and over the summer Related Companies selected the firm to exclusively market four newly-constructed retail spaces that will anchor a 34-story luxury residential building at 500 West 30th Street.

Most recently the firm represented Duane Reade in its renewal of a 14,000-square-foot space at 198-15 Horace Harding Expressway in Queens.

Winick Brokers Deal For First Columbus Square Restaurant With Bareburger

columbus square 3Popular New York-based organic burger restaurant Bareburger signed a lease for 1,875 square feet at 795 Columbus Avenue, making this the restaurant chain’s first Upper West Side location as well as the first sit-down restaurant to lease space at the Columbus Square development project.

Winick Realty Group brokers Joseph Isa and Brian Tregerman, who represented Bareburger in the lease transaction, had looked in the neighborhood for a while to find Bareburger’s ideal Upper West Side storefront.

“Columbus Square offered not only a dense residential population but also an amazing list of retail co-tenants,” said Isa. “But at the same time, the area was underserved as there were no places to sit down and eat.”

“We are very excited to welcome Bareburger to Columbus Square because there is such a strong need for concepts like theirs for Columbus Square residents, as well as residents of the surrounding area,” said Winick Realty Group broker Kelly Gedinsky, who represented landlord 795 Columbus Ave LLC along with Lori Shabtai.

Bareburger will be situated next to the Mandell School, which Gedinsky said was also a big draw for the restaurant because of the young, family-driven demographic that co-tenancy will attract. Bareburger hopes to open in time for the holiday season.

Gedinsky and Shabtai are currently in active negotiations on almost all of the remaining retail at Columbus Square with concepts that complement not only the existing tenant mix at the project but also the Upper West Side as a whole.

CVS Leases Space at 3 Columbus Circle

3_columbus_circle_472-retouchPharmacy CVS Caremark has signed a 15-year lease for 21,158 square feet at 3 Columbus Circle, it was announced this morning. Asking rents were not disclosed.

The lease is for the vacant part of the 768,565-square-foot building’s ground floor and a portion of the second floor, according to a statement from SL Green Realty, the landlord in partnership with The Moinian Group. The pharmacy is expected to occupy the space beginning June 1.

“We’re delighted to welcome CVS, a widely-respected national retailer, to 3 Columbus Circle,” said Steven Durels, director of leasing and real property at SL Green, in a prepared statement.

The building at 3 Columbus Circle, formerly known as 1775 Broadway, occupies the entire block between Broadway and Eighth Avenue. The property recently underwent a renovation which included a new glass façade, a relocated and expanded lobby, new elevators and other infrastructure upgrades.

The Winick Realty Group, which represents the landlord, is currently marketing the former Daffy’s space at 3 Columbus Circle, according to Jeff Winick, chief executive officer. The space, which is in the process of being converted, offers an entrance on 57th street and 55 feet of frontage. Availability includes the 5,300 –square-foot ground floor, a 19,000-square-foot lower level and 14,200 square feet on second level, which will face the new Nordstrom’s entrance.

“We’re targeting clothing [for the space],” Mr. Winick told The Commercial Observer. “It’s going to be one of the big box clothing guys.”

As reported by The Commercial Observer, Young & Rubicom, the property’s anchor tenant, expanded its space at 3 Columbus Circle in October. The advertising firm took an additional 34,634 square feet across the entire 11th floor, bringing its total occupancy to 373,755 square feet.

Jason Pruger of Newmark Grubb Knight Frank represented the tenant in the deal. Mr. Winick and Kelly Gedinsky of Winick represented the landlord.

NGKF and SL Green did not immediately return requests for comment.

Winick Realty Group Exclusively Markets Ethan Allen Sublease Opportunity at 101 West End Avenue

The site is also surrounded by heavily-trafficked destination sites such as the Time Warner Center and Lincoln Center, as well as ABC Studios, six schools and campuses for both Fordham University and John Jay College.

“The area is totally underserved on all fronts,” added Winick Realty Group Associate Charles Rapuano,” and we look forward to leasing this one-of-a-kind retail space to someone who can offer the amenities this neighborhood truly needs.”

Shapiro and Rapuano are offering a short term deal on the space, with the possibility to extend past the current lease.
