Winick Realty and L.H. Charney relaunch 1441 Broadway as 10 Times Square

41stAnd7th - FINAL - Galant LRAccording to Winick Realty Group and L.H. Charney Associates, 1441 Broadway has been officially awarded a new address: 10 Times Sq. The building is currently undergoing a comprehensive renovation worthy of its Times Sq. position and address.

“With this new address, the building has been officially recognized by the City of New York for something it has always been – a part of Times Sq.,” said Winick Realty Group’s Kelly Gedinsky, part of 10 Times Sq.’s exclusive retail leasing team.

Gedinsky and her associates Melinda Miller, Kenneth Hochhauser and Jeff Winick, CEO of Winick Realty Group, have overseen the building’s revitalization, which includes a re-configuration of 56,000 s/f of retail space, the installation of new three-story glass façade and the installation of 12,000 s/f of state-of-the-art LED Spectaculars that rise 147 feet into the Manhattan skyline. Winick Realty Group worked closely with top signage consultants to design the incredible LED signage, which makes 10 Times Sq. Broadway the only building visible from Herald Sq. to the Times Sq. Bowtie.

“With its impressive floor plates, eye-catching dual-corner frontage and spectacular LED signage, this building will embody all of the energy, electricity and market power that Times Square has to offer,” said Miller. “The 10 Times Sq. address truly captures the magnitude of the space and confirms 41st St.’s status as the true southern border of Times Sq.”

Peddle to the metal: Retail stays on track

41stAnd7th - FINAL - Galant LRRetail brokers say the holiday break did not stop deal-making, but instead gave clients on both sides of the transactions breathing room to make decisions.

Some retailers that want to keep their prized location but want a store refresh are turning to buildings like 3 W. 57th St., right off Fifth Ave., that have become year-or-longer luxury pop-ups. Here, Salvatore Ferragamo has had a pop-up store, as did Chanel and Bulgari. Now, the Kering brand Saint Laurent will move from 3 E. 57th St. to the same address on the West side while its own store gets a makeover.

One new tenant finally joining the city roster is Lowe’s Home Improvement. Last year, Schuster and RKF colleagues represented the SL Green Realty Corp. ownership side with a 36,166-square-foot lease for Lowe’s at 635-641 Sixth Ave. The Dartmouth Corp. represented the North Carolina-based company as it made its first moves into the city with both that deal and another at 2008 Broadway for 33,400 square feet.

In Times Square, Gedinsky and Hochhauser of Winick are offering a 55,000-square-foot triplex at 1441 Broadway, now known as 10 Times Square. The building has three valuable facades and new LED signage as it wraps from Seventh Ave. around W. 41st St. and Broadway.

City office buildings boast higher rents, lower vacancies

41stAnd7th - FINAL - Galant LRLeon Charney is rebranding 1741 Broadway at the West 41st Street crossroads of Broadway and Seventh Avenue as 10 Times Square.

To bump up its profile and aid in leasing, he is investing in both wrap and corner LED signage as well as new glass for its two stories of retail.

Kenneth Hochhauser and Kelly Gedinsky of Winick Realty Group are leading the retail leasing for all 56,000 square feet.

The signage runs up to 145 feet and can be seen from many north Bow-Tie areas of Times Square. It can also be programmed to match the tenant’s branding, Hochhauser said.

So while its market asking rents are low for the area at $700 a square foot on the ground, sources said, it will be mandatory for any tenant to lease at least one sign. It will be turnkey, however, and allow re-letting.

Times Square Landlords Cash In as LED Billboards Go Big

times square leds 1As Vornado Realty Trust prepares to throw the switch Tuesday on its mountainous electronic sign in the heart of Times Square, other landlords just outside the high-profile intersection of Seventh Avenue and Broadway are also betting on the digital-sign business.

The sign along the front of the Marriott Marquis hotel will run the length of a football field and be six to eight stories high, according to a Vornado executive and company financial documents.

Landlords often make their billboard income working with companies that manage the displays. But in recent years, those signs have become an attraction for potential retail tenants. Chains such as Aéropostale Inc. and Express Inc. opted for Times Square flagship stores where they control the electronic signage above, real estate executives and brokers said.

“Tenants decided they would pay for it [the signage] and pay a lot more than the advertising companies,” said Kelly Gedinsky, a retail broker with Winick Realty Group LLC, which is marketing the retail space and new LED signage planned for 1441 Broadway. This sort of deal works well for landlords, who no longer have to worry about slow advertising periods, she said.

At 1441 Broadway, owner Leon Charney is investing millions to build some 12,000 square feet of new LED signage that will be available next year along with about 56,000 square feet of retail space. The signs will wrap around and extend vertically from the West 41st Street building, which has storefronts on both Broadway and Seventh Avenue.

“You are almost overwhelmed in Times Square,” said Bruce Block, a spokesman for Mr. Charney. “We’re at the southernmost tip of that, and we think we stand out a little more and that’s an advantage for a retailer.”
