Trendy NoMad nabe blossoms into NYC’s home design hub

ross burack ny postNoMad’s renaissance has been an extraordinary journey, from a slightly seedy commercial swath to a dining destination, hotel hot spot, and celebrity landing pad for residents like Tom Brady and Giselle Bundchen, Jennifer Lopez and Chelsea Clinton.

Now NoMad — the area around Madison Square Park — is also becoming the city’s latest high-end hub for home design.

“High net worth individuals have moved into the neighborhood’s new luxury buildings, and they want to design their own homes,” says Winick Realty Group’s Ross Burack, a rising young gun and go-to star broker for the elegant neighborhood.

The area — which is also now filled with tourists and tech companies — has drawn more than a dozen home design flagships to the neighborhood in the past few years.

“Most Manhattan architects were already located here. Due to rising rents in Soho, most of the design and furniture companies were forced to relocate. NoMad is the next cool area they discovered,” Burack explains.

aaron-fishbein-print-ver-profile-001Blue Dog Café, the quality made-to-order restaurant concept with five Manhattan locations, signed a lease for their sixth storefront at 115 East 27th St. between Park and Lexington Aves.

Winick Realty Group’s Aaron Fishbein and Jeremy Wintner represented the tenant in the 15-year lease, while landlord Schube, LP was represented by Salon Realty. Blue Dog Café will occupy 500 s/f on the ground floor, as well as 250 s/f in the basement, (750 s/f total) in a space that sits adjacent to the lobby of TF Cornerstone’s newly-renovated office building. Fishbein and Winick Realty Group president Steven Baker recently leased the retail in that adjacent building to Barry’s Boot Camp and Artisanal Bistro, creating an incredible tenant mix that attracted Blue Dog Café to the area.

“With this lease, Blue Dog Café is well-positioned to reach the local office population and the NoMad residential population, who have demonstrated a growing need for a boutique café to complement the existing retail in the neighborhood,” said Wintner. “They are an established tenant with a great concept and they will fill that role well.”

Wintner and Fishbein are continuing to work with Blue Dog Café as they expand throughout Manhattan.

Winick Realty Group Leases TF Cornerstone’s 387 Park Avenue South Retail Space to Barry’s Bootcamp

2012.05.10 387PAS Hero Shot 2Barry’s Bootcamp, the popular fitness concept with locations across the US, Norway and the United Kingdom, has signed a 4,601-square-foot lease at TF Cornerstone’s prominent 230,000 SF office and retail tower, 387 Park Avenue South at the Northeast corner of East 27th Street.

Barry’s Bootcamp will be offering their signature one-hour workouts and fuel bar to service the NoMad and Gramercy fitness market when they open in the second quarter of 2016. Winick Realty Group President Steven E. Baker and Aaron S. Fishbein represented TF Cornerstone in the lease transaction and they are continuing to market the remaining corner, which features 7,700 square feet of ground-floor retail with 200 feet of wraparound all glass frontage, plus an additional 3,000 square feet of lower-level space and outdoor seating potential. “TF Cornerstone is nearing completion on a full-scale makeover at our headquarters at 387 Park Avenue South. The multi-million dollar renovation includes a three-story floor-to-ceiling glass façade, a new full service lobby on 27th Street, new elevators, upgraded mechanicals and one of the most unique glass penthouse and office roof decks in the City,” said Steve N. Gonzalez, Director of Retail Leasing at TF Cornerstone. “Given the desirability of this location and the extensive upgrades, we were confident we would attract a first class operation like Barry’s Bootcamp and are pleased to bring them to 387 Park Avenue South.”

Baker and Fishbein are currently in talks with numerous retailers of all uses to take advantage of and fill the remaining corner availability. The site is poised to capture the attention of the 24/7 pedestrian traffic coming from nearby Madison Square Park; the NoMad, SLS and Gansevoort hotels, acclaimed Park Avenue South restaurants; and the 6 train station located one half a block away at East 28th Street, which has an annual ridership of approximately 7 million.

“We are pleased to welcome Barry’s Bootcamp to the building and we look forward to successfully leasing the remaining corner to a retailer who will complement the Barry’s Bootcamp concept and be an equally-valuable amenity for the residents, office workers, students and tourists who frequent this dynamic neighborhood,” said Baker. Neal Ohm represented Barry’s Bootcamp, which operates three additional locations in New York.
