Benjamin Moore Janovic Paint and Decorating Center Moving Within Hell’s Kitchen

766-10th-avenueBenjamin Moore Janovic Paint and Decorating Center is moving its Hell’s Kitchen location to a building nearby.

The paint store has signed a 4,100-square-foot lease to relocate to 766 10th Avenue between West 52nd and West 53rd Streets.

Commercial Observer has learned that the shop, which is not affiliated with paint-producing giant Benjamin Moore & Co., will include 3,100 square feet of retail on the ground floor and 1,000 square feet in the basement for storage. (Benjamin Moore & Co. is the biggest supplier of paint products for the store).

The new location is expected to open in the fall. The asking rent in the 15-year deal was $35,000 per month, according to Winick Realty Group, which handled the deal for the landlord 9300 Realty, run by Manhattan-based residential and retail property owner Steven Croman.

The paint store is relocating from nearby 771 Ninth Avenue between West 51st and West 52nd Streets.

“Benjamin Moore Janovic Paint and Decorating Center has one of the best reputations as a paint and home decoration store in Manhattan,” Winick’s Charles Rapuano, who brokered the deal for the landlord with colleague Steven Baker, said in prepared remarks. “We feel they will be a great fit for the neighborhood as so many newly constructed residences are popping up throughout the West Side of Manhattan.”

JLL’s Corey Zolcinski, who represented the tenant in the deal, didn’t immediately respond to a request for comment via a spokesman. The paint shop has 10 locations in the five boroughs.

The space at 766 10th Avenue was occupied by gymnastics studio Bounce and Flip, which filed for bankruptcy protection in 2014 after being about $1.2 million in debt—as Crain’s New York Business reported at the time.

Winick markets corner retail space near Hudson Yards

Owned by Fetner, the retail at 561 10th Avenue sits at the base of The Victory, a 420-unit luxury rental building located on the Northwest corner of West 41st Street. Currently home to Personal Touch and Subway Sandwich Shops, ownership plans to combine the two spaces into one 1,475-square-foot retail store with approximately 70 feet of wraparound corner frontage, creating rare visibility and branding potential.

Baker, Fishbein and Wintner are seeking tenants who will be an amenity for the residents of the building, including cafes or wine bars. Divisions will be considered.

Popular Greek Restaurant Snack Taverna Expands With West 39th Street Lease

522 9th aveThe Greek cafe Snack Taverna is expanding from the West Village to a 1,100-square-foot restaurant at 522 Ninth Avenue, The Commercial Observer has learned.

It will be a welcome arrival to a still-nebulous gray area between Hell’s Kitchen and the central Garment District that’s coming into focus with the construction of Hudson Yards and nearby condo towers.

Winick Realty Group broker and restaurant specialist Josh Siegelman represented the landlord, Ninth K Realty LLC.  His Winick colleagues Kenneth Hochhauser and Aaron S. Fishbein represented the tenant, whose current spot is at 63 Bedford Street.

“They’re going to bring quality food to this strip,” Mr. Siegelman said of an area lacking in destination restaurants. “Above 42nd Street on Ninth Avenue there are a few established restaurants,” he said, but Snack Taverna will help fill a noticeable void below the maligned Port Authority.

The owners of the Bedford branch will entrust architect Glen Coben with designing this slightly larger space. Mr. Coben’s portfolio includes the flashy major league restaurants Del Posto and Carbone.  Still, Mr. Fishbein said the new outpost “will serve the same type of soulful Greek food [as the Village branch], but more of a contemporary version.”

“We’re all exited,” Mr. Fishbein said, “and expect a lot of restaurateurs to follow.”

The 39th Street location should open in the next couple of months.
