Lee NYC brokers two retail leases totaling 4,500sf, includes 3,500sf to Irving Farm Coffee Roasters by Braus and Sutro

78w3_storefront-2016-e1488302222582Managing principal Peter Braus and managing director JP Sutro of Lee & Associates NYC LLC (Lee NYC) have arranged two retail leases totaling 4,50 s/f.

The first deal was a 15-year lease for Irving Farm Coffee Roasters a 78 West 3rd St. at Thompson St. in Greenwich Village. The 3,500 s/f, two-stor space faces Washington Sq. Park and is located in New York University’s main campus.

“We received a lot of interest from restaurateurs, but ownership was especially excited to partner with such a successful local business like Irving Farm,” said Braus, who represented the owner, CEJ Properties, with Sutro.

Matthew Schuss, associate director of Winick Realty Group, represented the tenant, making this his third successful lease transaction on behalf of the brand. Irving Farm will open in spring.

New Coffee Shop Opening Near NYU in Greenwich Village

78w3_storefront-2016-e1488302222582A new coffee shop is coming to West Third and Thompson Streets, courtesy of a company with an upstate roastery.

Irving Farm Coffee Roasters inked a 15-year lease for the 3,500-square-foot, two-story corner space at 78 West Third St., just off Washington Square Park.

“We received a lot of interest from restaurateurs, but ownership was especially excited to partner with such a successful local business like Irving Farm,” said Lee & Associates Managing Principal Peter Braus, who represented CEJ Properties, the owner of the space.

The building was recently gut-renovated with an eye to restoring the space’s neighborhood character, according to Lee & Associates Managing Director JP Sutro.

“A large-format café will be a great addition to this neighborhood,” said Matthew Schuss of Winick Realty Group, who represented the tenant in the lease deal. “Irving Farm is excited to bring their high-quality coffee and food to the area and look forward to serving not only the large NYU student population, but also the scores of residents that call Greenwich Village home.”

The coffee shop is expected to open this spring. It will be Irving Farm’s eighth location in New York City.

Irving Farm Coffee Roasters to Open First Location in Greenwich Village

78w3_storefront-2016-e1488302222582Boutique coffee shop Irving Farm Coffee Roasters has signed a 3,500-square-foot lease for a new corner location at 78 West Third Street, its ninth shop in New York City and first in Greenwich Village.

Irving Farm inked a 15-year deal for the two-story space at the corner of Thompson Street, a block away from Washington Square Park in the heart of New York University’s Greenwich Village campus, Commercial Observer has learned.

Asking rent for the space, which was recently gut renovated, was $200 per square foot. Irving Farm is slated to open its doors this coming spring.

“We received a lot of interest from restaurateurs, but ownership was especially excited to partner with such a successful local business like Irving Farm,” Peter Braus of Lee & Associates NYC, who represented landlord CEJ Properties alongside colleague JP Sutro, said in a press release announcing the deal.

Irving Farm was drawn to the space’s “outstanding location,” Sutro said in the release, describing the upcoming coffee shop as “an amenity for both the Greenwich Village community and New York University’s student body.”

Matthew Schuss of Winick Realty Group represented Irving Farm, having previously worked on behalf of the coffee roaster on two previous leases—including a 1,800-square-foot deal for a new Midtown East location at 135 East 50th Street between Third and Lexington Avenues, which Irving Farm signed this January, as CO previously reported.

“A large-format cafe will be a great addition to this neighborhood,” Schuss said in the release, adding that Irving Farm is looking forward to serving “the large NYU student population” and Greenwich Village at large.

Italian eatery serving up fried dough opens on McDougal St.

panzerotto-jpgFried dough is a favorite of many cultures, from America’s sweet donut to the versatile churro that dominates simple fast food options from Spain and Portugal to the South of France. The Italian version is a panzerotto.

The fried dough specialty has a new haven at 124 McDougal St., with the opening of Mr. Panzerotto.

The half-moon shaped dough comes from the South of Italy’s Apulian region, and was originally made with tomato and mozzarella.

The menu will include sweet sausage with broccoli rabe, salmon with avocado and honey with granola — with vegetarian and vegan options.

It will be open daily — and up to 3 a.m. on weekends. Francesco Bardazzi of PD Properties represented the tenant, Christian Francone, while Josh Siegelman, of Winick Realty Group, represented the landlord.

Douglas Elliman brings Mah-Ze-Dahr to Greenwich Village

mahzedahr-e1474478281497Douglas Elliman has brought bakery star Mah-Ze-Dahr to its first bricks-and-mortar store location.

The 2,290 s/f shop at 28 Greenwich Avenue in The Village has been completely renovated to expand a window opening up to a rear court yard and create a usable lower level.

“They built a beautiful space and are an added addition to the positive changing face of Greenwich Avenue,” said Anita Grossberg, of the Sroka Worldwide Team, who represented Mah-Ze-Dahr along with Marie Espinal, of the Margolis Team. “We searched for around one year to identify the best location.”

Founded in 2003 by investment banker- turned baker Umber Ahmad as a wholesale bakery, Mah-Ze-Dahr has grown to become a popular purveyor of sweets and tweets whose customers include Oprah.

Ahmad has signed a 13-year lease for the new shop at 28 Greenwich, which will open tomorrow (Thursday).

Joshua Siegelman, of Winick Realty Group, represented the landlord in the transaction.
