Winick Realty Group Exclusively Represents TF Cornerstone in Six Manhattan Lease Transactions

steven-baker-258x300Winick Realty Group President Steven E. Baker and Director Aaron S. Fishbein proudly announced the completion of six Manhattan lease transactions on behalf of TF Cornerstone. Baker and Fishbein exclusively represented the landlord in each of the transactions.

Union Square: Pressed Juicery leased 825 square feet at 7 East 14th Street, where the company is expected to open their seventh New York City location in Q4 2016. Baker and Fishbein previously leased space in the building to Le Café Coffee and Ricky’s, adding that Pressed Juicery is “a great company and a great use for the neighborhood.” Pressed Juicery was represented by Julian Hitchcock of The F&B Group.

Chelsea: Bank of America leased 3,500 square feet on the Northwest Corner of West 25th Street at 270 Seventh Avenue. Formerly a portion of BuyBuy Baby, TF Cornerstone created a “beautiful corner with 18-foot ceilings that has brought more value to their incredible asset,” said Baker and Fishbein. Bank of America, who was represented by David LaPierre and Stephen Sjurset of CBRE, joins TD Bank, BuyBuy Baby and Chelsea Pediatric Dentistry at the base of TF Cornerstone’s 18-story Chelsea Centro luxury residential building.

Gramercy: Two retailers signed leases at 310 East 23rd Street, where Baker and Fishbein had previously leased space to Massage Envy. Midtown Barber Shop, represented by Omar Javied of City Realty Services, took 393 square feet and CKO Kickboxing took 2,114 square feet. Represented by Hector Urizar of Coldwell Banker, CKO Kickboxing is currently building out the location, which will be their second in New York City. “There are not many fitness concepts currently in the immediate area,” said Baker and Fishbein, “so we are happy to bring this great amenity to the students, young professionals and families in the neighborhood.”

Greenwich Village: Russell Cellular, a Verizon Authorized Retailer, signed a lease at 71 University Place. The 1,034-square-foot space was available for the first time in more than 15 years, giving Russell Cellular a rare opportunity to increase their presence and their space within the neighborhood by relocating one block north. Russell Cellular was represented by Jimmy Ishay of Gotham Holdings.

Meatpacking District: Union Cleaners leased 1,113 square feet of ground-floor retail, as well as basement space, at the base of TF Cornerstone’s West Coast luxury rental building at 107 Horatio Street. This lease marks the company’s fourth Manhattan location. Sung Cho of Midtown Equities represented the tenant, who will offer their high-end cleaning services to not only building residents but also the surrounding community.

L’Amico to start hosting massive catered events above restaurant

aaron-fishbein-print-ver-profile-001Blue Dog Café will continue its expansion with a sixth location, at 115 East 27th St. The 500 square-foot space is adjacent to the lobby of TF Cornerstone’s newly renovated office building.

Winick Realty’s Aaron S. Fishbein and Jeremy Wintner represented the tenant in the 15-year lease, while landlord Schube LP was repped by Salon Realty.

Coffeehouse Signs Lease in Gramercy

think coffee gramercyAn expanding local coffeehouse chain is looking to create a hangout spot in Manhattan’s Gramercy Park neighborhood.

Think Coffee LLC signed a 12-year lease for its ninth New York City location at 280 Third Ave., said Ross Burack, the broker at Winick Realty Group LLC representing the retailer in the lease deal. At the base of a condominium development, the 1,680-square-foot store is located in an area where there has been substantial residential development but few competitors, Mr. Burack noted.

The 10-year-old specialty coffee retailer has been growing rapidly in the past few years, opening three stores in 2015, said Jason Scherr, founder and managing partner of Think Coffee.

Part of the specialty retailer’s profile is its charitable work. The company has spearheaded projects benefiting the communities of the farmers supplying the coffee beans, he said. And the company donates 10% of its profits to nonprofit organizations in the communities where its stores are located.

“We’re starting to find our stride,” Mr. Scherr said. “We have had long-term staff take on more responsibility, and I want to make sure they have room to grow as well.”

While many local coffee operations were attracted to the corner location, “Think Coffee really emerged as the right fit with the area demographics,” said Mark Tergesen, senior managing director at ABS Partners Real Estate LLC. Mr. Tergesen and Robert Kempner, director at ABS Partners, represented the owner of the retail space, 280 Third Avenue Retail LLC.

The French restaurant will move from 2 Park Ave. So. in June to occupy two floors in the 12-story prewar building between East 27th and 28th streets. The tenant was represented by Jeff Lagowitz of Savills Studley. The landlord, TF Cornerstone, was represented by Winick Realty Group’s Steven E. Baker and Aaron S. Fishbein. The asking rent was not disclosed.

Artisanal relocates to TF Cornerstone’s 387 Park Avenue South

steven-baker-258x300TF Cornerstone arranged the signing of a long-term, 11,000 s/f retail lease with Artisanal Fromagerie Bistro, one of New York City’s top-rated French restaurants, at the owner/developer’s 387 Park Ave. South. The new transaction completes Winick Realty Group’s leasing efforts, on behalf of TF Cornerstone, for the retail portion of the 215,000 s/f, class A office and retail property.

In Summer 2016, the cheese-centric brasserie, owned by Sarid Drory, will relocate from its current location at 2 Park Avenue South to the expansive, two-story space at 387 Park Avenue South. Architect Adam Tihany is building out the new and much larger Artisanal Fromagerie Bistro, which will house the restaurant, a cheese store, bakery, and lounge, in addition to three private rooms available for events, a raw bar, and outdoor, sidewalk seating. Chef John Creger will retain many current favorites on the menu while also introducing a few new items to complement the expansion of Artisanal’s offerings that will include 560 types of cheese and 2,500 types of wine. The brasserie’s brunch menu will feature five different tasting menus with wines.

“We are thrilled to welcome Artisanal to this prime retail space, which has been transformed as part of the major capital improvements that are nearing completion at 387 Park Ave. South and attracting high-level tenants like Artisanal and Barry’s Bootcamp,” said Steve Gonzalez, director of retail leasing for TF Cornerstone. “This acclaimed bistro has built a strong reputation among New York City’s best restaurants and is a celebrated addition to the building as we continue to lease the remaining, available office space on the upper floors.”

“Artisanal Fromagerie Bistro is a well-established concept in New York City and their distinctive brand of upscale yet youthful dining will be a great amenity for not only the building, but also the neighborhood, which has seen an influx of technology companies in recent years,” said Steven Baker, president of Winick Realty Group.

Baker and Aaron Fishbein represented TF Cornerstone in this lease transaction, as well as the lease transaction earlier in 2015 that brought Barry’s Bootcamp to the building.

Jeff Lagowitz, of Savills Studley, represented Artisanal Fromagerie Bistro in the transaction.

Recent improvements to the pre-war, 12-story property at 387 Park Ave. South have included significant renovations to the lobby and roof deck, which features a unique glass penthouse; upgraded mechanicals; and the installation of new elevators and an all-glass façade that sheathes the base of the building up to the third floor.

387 Park Ave. South is located steps away from Madison Sq. Park and a wide variety of restaurants, hotels, and boutiques. This area of Midtown South has become one of New York City’s most popular office and retail destinations, benefitting from tremendous pedestrian traffic and convenient transportation options.

2012.05.10 387PAS Hero Shot 2More details are emerging about Artisanal Fromagerie Bistro’s upcoming move from 2 Park Avenue South to a 12-story pre-war building at 387 Park Avenue South.

The new bistro in Midtown South’s tech corridor will expand from its current 3,000 square feet to 11,000 square feet. The existing spot will stay open until the new one launches this summer.

Architect Adam Tihany, who has created signature restaurants for celebrated chefs like Daniel Boulud and Thomas Keller, is doing the build-out.

The eatery will feature 560 types of cheeses and 2,500 wines, along with a raw bar, a lounge, outdoor seating and three private rooms for events.

Restaurateur Sarid Drory, who bought the restaurant in 2013 from Terrance Brennan, said Chef John Creger will keep signature dishes such as white truffle fondue, while offering new options, including togarashi-marinated tuna crudo with squid ink.

“Artisanal Fromagerie Bistro will be a great amenity for the building and the neighborhood, which has seen an influx of technology companies in recent years,” said Steven E. Baker, president of Winick Realty Group.
