Throwback Vibe is New Club’s Groove

161 West 23rd Street picture“I spent a lot of time going out, checking out the nightlife in the city, and just not seeing any venues that really cater to a slightly older crowd,” explained Jeff Wittels. “I wanted to bring this back to New York.”

This line of thinking resulted in the forthcoming Retroclubnyc — a club Wittels will run, catering to guests 35 and older and focusing on throwback music from the ’70s to today. The venue secured a space at 161 W. 23rd St. (btw. Sixth & Seventh Aves.), the former home of Meridian, and just last week Winick Realty Group signed a 10-year lease on the location.

According to Wittels, they’re aiming for an early-spring opening date on the two-floor, approximately 200-capacity club.

The heart of the venture, though, is the music — a sphere Wittels has significant experience with.

“I have a massive personal collection of vinyl. I mean, I did DJ work many years ago, so I’m going to be personally handling that whole aspect of it,” said Wittels, who favors danceable cuts. “We’re going to have turntables, vinyl — it’s going to be a little bit of a throwback.”

The throwback vibe will even extend to the imbibing options. “We’re going to have kind of a retro drink menu also, specialty cocktails, which is going to be pretty cool — bringing back some of the drinks from back in the day,” said Wittels, who noted that the menu (in addition to their light food options) is still in development. “That’ll be fun for people who haven’t seen that in a while, and also for people who just have never experienced some of the older drinks.”

Wittels, did ensure, however, that the decor would not indulge in kitchy trends from decades past. “It’s not going to be corny; it’ll be fun. It’ll be new, interesting, chic,” he commented, noting that they’re currently in the design phase.

Though the opening is a ways off, buzz has already been building via the two Instagram accounts that Wittels runs — @Retroclubnyc and @Vocalclubnyc, which highlight the kinds of old school songs that will be the club’s bread and butter, and singer-songwriters and live acts Wittels enjoys, respectively. It’s a division that will also manifest itself in the club.

“It’s a two-name venue, which is unique. It’s Vocalclub and Retroclub, and you’ll see that right on the front,” revealed Wittels. “We’re going to have live music earlier in the evening, and then switch over to more DJ music.” Bridging the gap between the two, Wittels also noted that he plans on working with live cover bands to play old hits as well.

“There’s been a lot of positive response from the neighborhood already; and people slightly older are really excited about having a place to go to,” Wittles asserted, noting that he’s only heard positive reactions. “Chelsea’s just a fun area; it’s near the High Line, it’s near Meatpacking — everything’s there. It’s just a nice part of the city,” he said, theorizing that its easily accessible location could attract guest from all across the city.

Ultimately, for Wittels, it’s about creating a friendly, positive experience to stand in contrast to many of the less-welcoming, trendy options in the Downtown area.

“I want [guests] to feel like they’ve had a good time, they’ve had fun, and enjoyed themselves,” concluded Wittels, who wants people to leave “excited and happy to come back.”

lee-block-258x30020Retroclubnyc, a dance club that focuses primarily on music from the 1970s through today, has signed a 10-year lease at 161 West 23rd Street, located between Sixth and Seventh Avenues in the heart of Chelsea.

According to Jeff Wittels, who will run the club, the venue is aimed at a 35-and-over clientele, setting it apart from other nightclubs in the area. Along with the distinctively retro music, the venue will also offer a menu that includes wine, beer, creative cocktails and small plates when it opens in early spring.

The venue, which formerly housed a live music/DJ bar, features a 2,400-square-foot ground floor with a full bar, seating area and platform stage. The 2,000-square-foot lower level came with a private bar area, prep kitchen for light food, storage and restrooms at the time of lease.

“Retroclubnyc offers a unique concept that will be a great addition to the neighborhood,” said Winick Realty Group Executive Vice President Lee Block. “Ownership is excited to welcome them to the building.”

Block represented landlord New Men Associates in the long-term lease transaction. Retroclubnyc was represented by Wayne Rose of Rose Retail Realty Group.

Brooklyn’s Variety Coffee Signs 10-Year Lease for First Manhattan Location at 261 Seventh Avenue

joshua-siegelman-258x30017Cushman & Wakefield has announced today that the firm has closed a 10-year lease with Variety Coffee for the Brooklyn-based coffee roasters first Manhattan location at 261 Seventh Avenue in the Chelsea neighborhood. The coffee shop will occupy 800 square feet on the ground floor.

A Cushman & Wakefield team of Brandon L. Singer and Matthew Ball represented the landlord. Josh Siegelman of Winick Realty represented the tenant.

“The landlord is excited to bring a local and popular coffee purveyor into the neighborhood,” said Mr. Singer at Cushman & Wakefield. “Given the heavy foot traffic in this neighborhood, we’re confident that Variety Coffee will be very successful in this location.”

Variety Coffee opened in Brooklyn in 2008 with a mission to ethically source the world’s rarest and most unique green coffees. The brand currently has additional cafés in Brooklyn’s Williamsburg, Greenpoint and Bushwick neighborhoods.

Located on the south east corner of West 25th Street, the space is situated on a prime retail corner, directly across Whole Foods and one block south of the Fashion Institute of Technology (FIT). The area experiences 24/7 pedestrian traffic as other noteworthy retailers – Buy Buy Baby, Papyrus, TD Bank, GNC, Chase, and Chipotle among others – are in the area.

Cushman & Wakefield announced it closed a 10-year lease with the drinkery at 261 Seventh Avenue in Chelsea. The coffee shop will occupy 800 s/f on the ground floor.

Gurevich of Newmark Holdings renews 4,800 s/f lease at 322 Eighth Avenue to Duane Reade; Winick reps tenant

newmark-322-8th-ave-177x300According to Newmark Holdings’ co-CEOs Brian Steinwurtzel and Eric Gural, pharmacy and convenience store Duane Reade has renewed its 10-year, 4,800 s/f retail lease at 322 Eighth Ave. The 21-story, 175,000 s/f, mixed-use building is located in Chelsea.

Jeff Winick and Louis Eisinger of Winick Realty represented the tenant, while Allen Gurevich, senior managing director of Newmark Holdings, acted on behalf of the ownership.

Newmark Holdings implemented a $4 million capital improvement program to redesign the façade of the first two stories of the building, which resulted in a cohesive glass storefront. The main entrance has also been enhanced with a sculptural canopy.

“Duane Reade’s commitment to 322 Eighth Ave. is indicative of the ownership’s continued investment in the asset,” said Gurevich.

“Our team worked tirelessly to employ a program that would reimagine the retail storefront and entranceway in a way that would best benefit our tenants and neighbors.”

The building, which houses such notable tenants as JUICE Pharma Worldwide, Pelli Clarke Pelli Architects and The Nature Conservancy, is located in close proximity to Penn Station.
