Professional Experience

Spencer Bowers joined Winick Realty Group in 2016, where he represents both landlords and tenants throughout Manhattan.

Mr. Bowers graduated from Rollins College in Winter Park, Florida, earning a Bachelor’s Degree in Communication Studies with a concentration in Public Relations. His experience in working for various non-profit organizations including Wigeon Point Charitable Foundation, Family Centers, and NRDC—where he worked on key projects including the BP Gulf oil spill and Chukchi Sea American Polar Bears—strengthened his marketing and research skills. He previously worked for the Tiger Woods Foundation, where he organized tournament operations for the PGA AT&T National Championship. In addition, he personally managed more than 25 tournament sponsors and functioned as liaison for all sponsor operations.

Mr. Bowers’ competitive spirit—evident in his accomplishment of earning national ranking for snowboarding—and his leadership qualities aid in him being an asset to Winick Realty Group.

Winick Realty Group Leases Washington Heights Storefront to New Sneaker Store Collaboration

zach-diamond-print-ver-profile-001The Up NYC, a Nike-authorized sneaker store that marks the first collaboration between rapper Fat Joe and entrepreneur Scott Spina, has signed a lease for approximately 3,000 square feet of prime Washington Heights retail at 3806 Broadway.

Spina, a 19-year-old, New Jersey-based sneaker reseller, got his start selling rare shoes to a host of celebrities, including Fat Joe, and many of his celebrity contacts are expected to make surprise guest appearances at The Up NYC.

Fat Joe described The Up NYC as “a store within a store” that is going to be “like a museum that no one’s ever done before.” The store will be a destination for shoppers seeking the newest sneakers on the market, including Nike and Air Jordan, for whom the store will serve as an authorized retailer.

The store, which was created by Nike designers, is situated in a high-visibility location between West 158th and West 159th Street. “Fat Joe is from Upper Manhattan, so he loved this location and is excited to bring his new concept to his hometown,” said Winick Realty Group’s Zach Diamond.

Diamond represented the tenant in the long-term lease transaction, while landlord 3800 Broadway Associates LLC was represented in-house by David Israeli.

Baker and Rapuano of Winick Realty Group lease space to Bright Horizons at 253 West 72nd Street

253-west-72nd-streetBright Horizons Family Solutions, the MA-based preschool and early childhood development center with locations in the U.S., Canada and Europe, signed a lease at Brodsky Org.’s 253 West 72nd St., a residential building located between Broadway and West End Ave. on the Upper West Side.

“The Upper West Side is home to many young families and from the start, we felt that Bright Horizons would be an ideal fit for the space as they are a clean, dry amenity with a beautiful build out that will add great value to the area” said Winick Realty Group president Steven Baker, who represented Brodsky Org. along with director Charles Rapuano.

Rapuano said, “This is a great site for them as it not only offers excellent visibility with 50 ft. of frontage, but the building is also in close proximity to the express subway stop at West 72nd St. and to Riverside Park.”

Bright Horizons, who will take over the space from long-time tenant Duane Reade in the spring, will occupy 7,667 s/f on the ground floor and 2,000 s/f in the basement. Bright Horizons was represented in the deal by Michael Hoffman and Peter Occhi of Cushman & Wakefield.

“We are happy to welcome Bright Horizons to 253 West 72nd St. and we look forward to a long relationship,” said Brodsky Org. principal Alexander Brodsky. “We wanted a great tenant who would offer a great service for the residents of the luxury rentals above, but also for the entire Upper West Side.”

Winick Realty Group Leases Madison Avenue Storefront to Olive & Bette’s

1156-madison-avenue-04-04-16Women’s fashion boutique Olive & Bette’s has signed a lease to relocate their Upper East Side shop. The brand is set to occupy 1,206 square feet of ground-floor retail at Brodsky Organization’s 1156 Madison Avenue, located between East 85th and 86th Streets.

“Ownership was familiar with the brand and their great track record of serving the Upper East Side for more than a decade,” said Winick Realty Group President Steven E. Baker, who represented landlord Brodsky Organization along with Winick Realty Group Director Charles Rapuano and Associate Daniyel Cohen. “They knew that Olive & Bette’s would be a great amenity for the building and an excellent addition fo the high-end retail offerings in the neighborhood.”

This new location is expected to open in Q1 2017, with Olive & Bette’s expecting some overlap between this store and the one at 1070 Madison Avenue, which is closing. Olive & Bette’s joins Dean & Deluca at 1156 Madison Avenue, which has high-end residential units in the floors above the retail.

With more than 30 feet of Madison Avenue frontage, Olive & Bette’s is poised to draw foot traffic coming from nearby Central Park, Metropolitan Museum of Art and Fifth Avenue’s Museum Mile, not to mention commuters utilizing the nearby 86th Street subway station.

“We are happy to have Olive & Bette’s join the retail at 1156 Madison Avenue and we are confident they will be a great addition to this high-end neighborhood,” said Alexander Brodsky, principal at Brodsky Organization.

TF Cornerstone Unveils Retail Space at 300 Livingston Street in Downtown Brooklyn

300 livingstonTF Cornerstone has unveiled details of the company’s 55,000-square-foot retail space at 300 Livingston Street. Located on the ground floor of 33 Bond Street—the developer’s first-ever residential property in Brooklyn—the property will feature two floors of retail space on the ground floor and lower levels, with frontage on Schermerhorn, Livingston and Bond Streets.

“This is an exciting opportunity to continue to grow the retail landscape of this already flourishing community,” said Steve Gonzalez, director of Retail Leasing at TFC. “This retail space will give us the chance to bring in tenants that will offer product and services to increase the quality of living and convenience of residents of 33 Bond Street and the surrounding community.”

Winick Realty Group President Steven E. Baker, Director Aaron S. Fishbein and Associate Daniyel Cohen are working exclusively on behalf of TF Cornerstone to market the retail site, which includes roughly 30,000 square feet on the ground floor with asking rents of $125 per square foot, and 25,000 square feet in the selling lower level with asking rents of $50 per square foot.

“The retail at 300 Livingston Street offers a great block of space with exceptional ceiling heights of 17 feet on the ground floor and 15 feet in the lower level, as well as more than 250 feet of wraparound frontage, creating the opportunity for many different retail configurations and a wide variety of use groups,” said Baker.

Slated to come online by mid-2017, the retail space is uniquely situated at the crossroads of Boerum Hill and Downtown Brooklyn. The retail is poised to draw from such diverse populations as office workers; shoppers from the Fulton Mall; upscale residents from the 714 apartments in the building and thousands of new constructions in the neighborhood; students from nearby universities and MetroTech; and tourists populating the area’s hotels, including the new Ace Hotel that is set to open across the street.
