charles-rapuano-258x3009Learning Express Toys signed a 10-year lease with an additional five-year option for 1,668 square feet at 1029 Third Ave. The educational toy, book and game franchise store will open its first Manhattan location on the ground and lower floors. The tenant was represented by Winick’s Charles Rapuano. The landlord, Olshan Properties, was represented in-house by Jim Davis. The asking rent was $25,000 per month.

Winick Broker Lights up Signs, Neighborhoods

darrell rubens commercial observerOne won’t find the name of Darrell Rubens of Winick Realty in the deed for NYC REIT’s recent $170.3 million purchase of 570 Seventh Avenue near Times Square. But the retail broker’s work on site certainly merits mention. Acting on behalf of the previous owners—Carlyle Investment Management and Capstone Equities—Mr. Rubens worked with lighting designers at Sensory Interactive to implement a roughly $10 million LED system with 3,800 square feet of digital signage and 3,600 square feet of static signage. And the building changed hands on Nov. 5 for $87.3 million more than the landlords purchased it for last year, property records show.

The only catch for Mr. Rubens is that the new ownership hired a different brokerage to market the retail space.

But this doesn’t dim his enthusiasm.

Some brokers tout a good address. Others are maestros of the raw numbers in a lease. Darrell Rubens is interested in signage.

The 570 Seventh Avenue play represents just one of several where the Winick executive vice president and Riverdale native has shown his skill in ramping up the retail for the landlords he’s represented all over town, and doing it by making the visuals the center of the show.

Executive of the Month: Siegelman, broker at Winick Realty Group: Rising to the top and setting the bar high; Poised to teach next generation of retail brokers how to change the world one block at a time

joshua-siegelman-258x30017Though barely 30 years old, Joshua Siegelman has excelled in the commercial real estate industry far beyond many of his peers. In the five years since joining Winick Realty Group, Siegelman has risen to the top of his field, amassing an incredible deal volume and harnessing some of the largest landlord and tenant accounts in New York City.

Hard to believe, then, that Siegelman almost missed out on a career in retail real estate entirely. While studying at the University of Colorado Boulder, Siegelman interned as an office broker at Newmark Knight Frank, where mentors Howard Kessler and Jordan Gosin tried to caution him about embarking on a career in brokerage. “They told me it was a very tough and stressful field,” said Siegelman, who actually grew up dreaming of being a stock broker. “But I liked the fact that brokerage would allow me to be creative. I’m a people person and I like to hustle, more than I like sitting behind a desk. Brokerage also offered the opportunity to make as much as I was willing to work hard for with no ceiling. Howard and Jordan were great leaders and helped guide me in the right direction.”

Following his graduation in 2010, Siegelman tapped into a family connection that led him to then-Winick Realty Group president Benjamin Fox. “He made me feel very comfortable about joining the Winick Realty Group team,” said Siegelman. “Two weeks after graduation, I was there in a suit and a tie, working as the only member on his team. He trained me and helped me learn the business from a hands-on perspective.”

Success came quickly for Siegelman, who closed his first deal representing both sides in a lease transaction that brought Lux Eye Optical to Bedford Ave. in Williamsburg. Before long, he was representing many of the most exciting up-and-coming restaurant tenants in New York City, including the Meatball Shop and Luke’s Lobster, and from that point, the deals were building blocks that continued to net him successful assignments from both landlords and tenants alike.

Baker and Fishbein of Winick rep TF Cornerstone in 1,683 s/f lease to Juice Generation at 101 Maiden Lane

101 maiden lane 08-07-14Juice Generation, the juice bar with 12 locations in Manhattan and Brooklyn, signed a lease for its first Financial District location at 101 Maiden Ln., located at the corner of Pearl St. at the base of the residential complex known as 2 Gold St.

Winick president Steven Baker and Aaron Fishbein represented landlord TF Cornerstone Inc. Baker had previously leased space in the building to Tres Carnes and Fields Chicken, creating a restaurant destination on Maiden Ln. that also includes Potbelly, Chipotle, Dig Inn, Starbucks, Just Salad, Hale & Hearty, Chop’t, Roti, Tous Crepes and Au Bon Pain.

“Maiden Ln. is teeming with dining options, but there was still an unmet need for a health-oriented juice concept like Juice Generation,” said Baker.

“They will be a great complement to Soul Cycle, which is opening on the second floor of 101 Maiden Ln. in November,” said Steve Gonzalez, director of retail leasing for TF Cornerstone. “We are pleased to welcome them to the neighborhood.”

Benjamin Birnbaum of Newmark Grubb Knight Frank represented Juice Generation, which will occupy 1,683 s/f of ground floor retail space. Juice Generation is slated to open in early 2015.

Winick Realty Group leases two retail storefronts at 22 Spring Street; Rubens and Block rep ownership Mahfar

matthew-ball-print-ver-profile-001Winick Realty Group leased two retail storefronts at 22 Spring St., between Mott and Elizabeth Sts. in Nolita. The 700 s/f spaces were previously ground-floor apartments and had never housed retail before.

“Landlord Samy Mahfar made a substantial investment to refurbish what had previously been an eyesore on the block,” said Winick executive vice president Darrell Rubens, who represented Mahfar along with Lee Block. “He refaced the building and created retail space at the base in order to make the block and the building a better fit for the neighborhood.”

Rubens and Block worked with Mahfar at every step of the leasing process. While they had numerous offers on the table, ownership ultimately decided to lease the two retail spaces to Paint Box, an art gallery and custom framing store with five other Manhattan locations, and The Clay Pot, a boutique jewelry store with one location in Park Slope, Brooklyn.

“Samy felt that these uses were the best fits for the neighborhood,” said Rubens. “They are upscale, clean and lively new additions to the block.”

Winick Realty Group’s Matthew Ball represented Paint Box, which is opening in October, and also assisted Rubens and Block in representing Mahfar in The Clay Pot lease. The Clay Pot, which will be open in time for the holiday season, was represented by Andrew Mendel and Lindsay Charles of Ripco.

Baker and Fishbein of Winick selected by TF Cornerstone to market retail space at 7 East 14th Street

Located between University Place and Fifth Ave., the 2,400 s/f space is ideally situated for retailers looking to capitalize on the 24/7 foot traffic coming from not only Union Square but also the nearby Flatiron District.

“We are pleased to once again represent a well-positioned retail property from the TF Cornerstone portfolio,” said Baker. “The excitement and activity in this area of Manhattan is palpable and we look forward to leasing the site to a retailer capable of serving the residential, professional, student, tourist and consumer populations of the Union Square neighborhood.”

The retail at 7 East 14th St. will be available on August 1, 2015. The site offers 24 feet of valuable 14th Street frontage and it sits among such popular retailers as Whole Foods, Nordstrom Rack and DSW. Non-cooking food uses will be accepted.
