More retail coming to Long Island City waterfront

East Coast DevelopmentMore retail is on its way to Long Island City.

Leasing for the retail spaces in real estate company TF Cornerstone’s East Coast Development, a mixed-use project of six buildings located on the Long Island City waterfront, has been completed by Winick Realty Group.

Of the six buildings, eight retail leases were signed at 45-45 Center Blvd., 45-40 Center Blvd., 46-10 Center Blvd., 46-15 Center Blvd. and 46-30 Center Blvd., according to the realty group.

“Through the strong market knowledge we have gained by working with many Long Island City developers, as well as assisting many active retailers, we were able to achieve record rent numbers and secure strong tenants on behalf of TF Cornerstone,” broker Aaron Fishbein said.

Joining New York Kids Club, which announced last August that it would be opening up a 5,003-square-foot space at 45-45 Center Blvd., will be three new tenants that range from fitness to children’s clothing.

Fitness program I Love Kickboxing has leased a 2,967-square-foot studio at the location, and children’s salon and clothing store Mimi & Mo is expected to open a 1,239-square-foot shop as well. European Wax Center, offering waxing services for men and women, has also signed up to occupy 1,252 square feet at the site.

An Italian restaurant from TD Restaurant Group, which is still unnamed, has signed a lease for a 7,733-square-foot ground floor restaurant at 46-10 Center Blvd. located directly behind the Pepsi-Cola sign. The restaurant will also occupy a 2,200-square-foot outdoor terrace overlooking the East River. Latin fusion restaurant Blend, Sweetleaf Coffee and Espresso Bar and Crank Cycling Studio are also located within the building.

“Working together with Winick Realty Group, we have been able to craft an incredible mix of retailers that will serve the residents in the East Coast Development, as well as the entire Long Island City community,” said Steve N. Gonzalez, head of retail leasing for TF Cornerstone.

Manhattan Athletic Club Takes Skyscraper Space

388-Bridge-Street-Night-Time-600x360Manhattan Athletic Club is opening a 15,000-square-foot gym in a new mixed-use tower in Downtown Brooklyn.

The fitness center signed a 15-year lease at 388 Bridge St., developed by the Stahl Organization, said Gregg Wolpert, Stahl’s co-president. The rental rate is $40 a square foot, he said.

Office, retail and parking space take up the first six floors of the 53-story skyscraper; Manhattan Athletic Club will be on the fifth and sixth floors, and is expected to open later this month, Mr. Wolpert said.

Apartments are on the upper floors; 234 rental units are on the seventh to 31st floors, and 144 condominiums are on the 32nd to 53rd floors.

The gym will have cardio, stretch, strength and Pilates equipment, and will offer more than 50 group classes a week.

The center also will have steam rooms, saunas and private training rooms for massage, acupuncture and physical therapy, Mr. Wolpert said.

Winick Realty Group is marketing the tower’s remaining 53,965 square feet, Mr. Wolpert said.

Kickboxing center and Waxing chain to move into 45-45 Center Blvd 

45-45 center blvdTwo new retail stores will be moving into 45-45 Center Boulevard.

The new stores represent the final phase for TF Cornerstone in renting out its Center Blvd commercial space. The company has now leased all its retail space contained within its East Coast Development, which is comprised of eight retail spaces in six buildings.

I Love Kickboxing, the men’s and women’s fitness program with locations around the country, has leased a 2,967-square-foot studio in the 45-45 Center Blvd building, according to Winick Realty, which was the exclusive retail broker for TF Cornerstone.

The firm said that it has also leased a 1,252 square foot space to European Wax Center, a national chain offering a full array of waxing services for men and women, within the same building.

A representative of Winick would not say how much the new tenants paid and was not certain when they were moving in. However, she said the new tenants are currently working on modifying the space.

The two new retail stores will join Mimi & Mo, a children’s salon and clothing store that opened earlier this year, as well as New York Kids Club, which is set to open its 5,000 square foot classroom and gym space later this year in that building.

To date, Latin fusion restaurant Blend, Sweetleaf Coffee and Espresso Bar, and Crank Cycling Studio have all moved in to TF Cornerstone’s East Coast Development. An Italian restaurant is also scheduled to move into 46-10 Center Boulevard.

Winick Leases Up LIC’s EastCoast Development

East Coast DevelopmentWinick Realty Group has finished leasing the eight retail spaces in TF Cornerstone’s massive EastCoast development on the banks of the East River in Long Island City, Queens, Winick announced today. The most recent lease in the 30,000-square-foot retail space was for European Wax Center, whose 1,252-square-foot space is under construction.

Other tenants that have or will fill the spaces along the seven-tower luxury development’s main drag, Center Boulevard, include fitness studio I Love Kickboxing, which took 2,967 square feet, and Mimi & Mo, a children’s salon and clothing store, which signed a lease for 1,239 square feet. An Italian restaurant from TD Restaurant Group, whose name has not yet been released, will fill a 7,733-square-foot waterfront space with an outdoor terrace.

“I find Long Island City to be one of the most exceptional areas in the city, let alone in Queens,” said Harris Bulow of Signature Partners, who represented the Italian restaurant. “This is like being on the Miami waterfront.”

The area is in the midst of a development boom thanks to a 2001 rezoning that led Rockrose Development, which now operates as TF Cornerstone in Long Island City, to buy a 40-acre site that once housed a Pepsi factory, as Commercial Observer previously reported. A portion of that land now comprises EastCoast. The soda maker’s iconic waterfront sign facing Manhattan remains on the site.

“Through the strong market knowledge we have gained by working with many Long Island City developers, as well as assisting many active retailers, we were able to achieve record rent numbers and secure strong tenants on behalf of TF Cornerstone,” Winick’s Aaron S. Fishbein said in a prepared statement. He and Winick’s Steven E. Baker handled leasing for the buildings.

A spokeswoman for Winick declined to discuss specific retail rents or lease terms.

Winick Realty Group Completes the Retail Leasing at TF Cornerstone’s East Coast Development, the Largest Retail Development in Long Island City

Fishbein have completed the retail leasing for TF Cornerstone’s East Coast Development, a sprawling mixed-use project on the Long Island City Waterfront that consists of six buildings with approximately 3,000 apartments. The eight retail leases were signed at 4545 Center Boulevard, 4540 Center Boulevard, 4610 Center Boulevard, 4615 Center Boulevard and 4630 Center Boulevard.

“Through the strong market knowledge we have gained by working with many Long Island City developers, as well as assisting many active retailers, we were able to achieve record rent numbers and secure strong tenants on behalf of TF Cornerstone,” said Fishbein.

At 4545 Center Boulevard, the newly-signed retail tenants reflect the changing demographics of the area, focusing on health and wellness and family. I Love Kickboxing, the men’s and women’s fitness program with one location in Chelsea and locations throughout the country, leased a 2,967-square-foot studio in the building, while Mimi & Mo, a children’s salon and clothing store, will occupy 1,239 square feet. Jonathan Krieger from RKF represented I Love Kickboxing, while Baker and Fishbein represented Mimi & Mo. Fishbein also represented European Wax Center, a national chain offering a full array of waxing services for men and women, which leased 1,252 square feet at the complex. These tenants will join New York Kids Club, who is set to open their 5,003-square-foot classroom and gym space in 2014.

At 4610 Center Boulevard, an as-yet-unnamed Italian Restaurant from TD Restaurant Group signed a lease for a 7,733-square-foot ground floor restaurant located directly behind the iconic Pepsi sign. Harris Bulow of Signature Partners represented the restaurant, which will also occupy an incredible 2,200-square-foot outdoor terrace overlooking the East River.

Baker has been instrumental in building the retail component of the East Coast Development, acting as TF Cornerstone’s exclusive broker at the development. He previously helped to bring popular Latin fusion restaurant Blend, Sweetleaf Coffee and Espresso Bar, and Crank Cycling Studio to the complex.

East Coast DevelopmentThe retail space at TF Cornerstone’s East Coast development in Long Island City has now been entirely leased, with a number of fitness and family-oriented tenants taking up residence at the waterfront project.

Steven Baker and Aaron Fishbein of Winick Realty represented the development and a number of the tenants in the deals.

At 4545 Center Boulevard, I Love Kickboxing will occupy 2,967 square feet of studio space. Jonathan Krieger of RKF represented the fitness company, which has another New York City location in Chelsea. National waxing services chain European Wax Center has also signed on for 1,252 square feet.

Children’s salon and clothing store Mimi & Mo and youth enrichment specialists New York Kids Club have also taken out leases at the building. Mimi & Mo has leased 1,239 square feet of retail space, while New York Kids Club will run its classes and fitness activities out of a 5,003-square-foot space.

Baker and Fishbein have also brought TD Restaurant Group into the fold at 4610 Center Boulevard. The company will operate a 7,733-square-foot Italian restaurant in a space behind the iconic Pepsi sign. The eatery will include a 2,200-square-foot outdoor terrace. Harris Bulow of Signature Partners represented TD in the deal.
