Pharmacy is streets ahead

4714-16th-Avenue-2The CPEX New York Retail Leasing Team has completed a lease agreement with Duane Reade at 4714 16th Avenue in Brooklyn.

Located on the corner of 48th Street and 16th Avenue in Borough Park, the property is a newly developed mixed-use building totaling four stories, including three residential floors above one ground floor commercial unit.

Duane Reade, which is relocating from across the avenue, will occupy approximately 3,232 s/f on the ground floor with 1,620 s/f of basement storage space. The space offers approximately 100 ft. of frontage along 16th Avenue as well as 40ft. on 48th Street.

CPEX’s Retail Leasing Team, consisting of managing director Ryan Condren and associates Kristina Triglia and George Danut, represented the landlord. Duane Reade was represented by Winick Realty Group.

“This lease is a testament to the investment that the landlord made in building out the ground floor,” said Triglia. “Despite already being located on 16th Avenue, Duane Reade was enticed by the new construction to move across the street into the more modern space.”

LIC Partnership Hosts Annual Real Estate Breakfast

Winick Realty Markets Fort Greene Retail Opportunity

180 Myrtle_Aerial_final_08Winick Realty Group is marketing more than 43,000 square feet of retail space in the Fort Greene section of Brooklyn, Commercial Observer has learned. The units are located within luxury mixed-use buildings being developed by John Catsimatidis’ Red Apple Group.

“Together with Winick Realty Group, Red Apple embraces the opportunity to create a synergy of development in the neighborhood and bring this groundbreaking retail opportunity to market, further complementing the new residential and office uses in the immediate vicinity,” Diana Boutross of Winick said in a prepared statement.

An 11,676-square-foot space is available on the ground floor of the 205-unit 81 Fleet Place development. The 195-unit 180 Myrtle Avenue development boasts 10,041 square feet of ground-floor space and 21,420 square feet on the lower level. A nearby building, a nine-story development at 218 Myrtle Avenue, currently houses Red Apple Supermarket and a CVS location.

The retail opportunities range in size from 1,000 square feet to 11,676 square feet, according to a press release. The space, which offers 15-foot ceilings and 17-foot column spacing, has the potential to accommodate restaurants, gyms, cafes and medical users.

Possession for the space at 81 Fleet Place is anticipated during the first quarter of 2015. Possession for 180 Myrtle Avenue is expected during the third quarter of 2015. The brokers representing the landlord were not authorized to reveal the asking rent for the space.

Chipotle to open in Bay Ridge

diana-boutross-258x30011The popular casual restaurant chain Chipotle will open its newest restaurant in Bay Ridge, Brooklyn, at 463 86th Street, Thor Equities announced.

Diana Boutross of Winick repped Chipotle in a lease for the 2,000 s/f building in the highly trafficked neighborhood.

The building has 20 ft. of direct frontage on the street where Thor executive vice president Melissa Gliatta says there is big demand for restaurants.

“We are thrilled to bring Chipotle to Bay Ridge,” said Gliatta. “There is a seemingly endless demand for the restaurant’s high quality and delicious menu options and we are confident that Chipotle will continue its success at its newest Brooklyn location.”

Located next door to Century 21 and TJ Maxx, Thor bought the building at auction in 2012 for $2.82 million.

The company has a large portfolio of Brooklyn properties in Brooklyn Heights, Cobble Hill, Boerum Hill, Downtown Brooklyn, Red Hook  and Coney Island. In 2012, Thor broke group on a 200,000 s/f big box development on Shore Parkway in Red Hook.
