Winick Brokers Two Leases At 95 Chambers Street/75 Reade Street

Darrell-rubensThe retail below the newly-constructed 84-unit luxury condominium at 95 Chambers Street/75 Reade Street, located between Broadway and Church Street, is taking shape thanks to two retail leases brokered by Winick Realty Group.

High-end preschool Reade Street Prep expanded its Tribeca presence–which already included an Enrichment Center at 104 Reade Street–as they leased a 3,600-square-foot preschool on the 75 Reade Street side of the building. Around the corner, on the 95 Chambers Street side of the building, European Wax Center signed a lease for 1,650 square feet of ground floor retail space.

Landlord Ascend Group was represented by Winick Realty Group Executive Vice President Darrell Rubens and his associate Lee Block. Rubens and Block also represented Reade Street Prep, while European Wax Center was represented by Winick Realty Group broker Hal Shapiro.

“This block has gone under a major transformation in recent years, with the boutique retail of Tribeca coming closer to Broadway than ever before,” said Rubens and Block.

Rubens and Block are continuing to market the building’s remaining retail availabilities–a 1,300-square-foot store and a second store that includes 2,000 square feet on the ground floor and 1,500 square feet on the lower level.

European Wax Center Adheres to 295 Park Avenue South

295 park ave southEuropean Wax Center continues to grow out at a rapid clip.

The Commercial Observer has learned that the personal grooming chain signed a 5,100-square-foot lease at 295 Park Avenue South, where it will soon open an unusually spacious two-story location. Asking rent was $150 per square foot. Yesterday, it was announced that EWC had inked a 1,650-square-foot deal at 95 Chambers Street, the tenant’s first Tribeca location. Both outposts should open this coming spring.

EWC will replace a Straight from the Crate store at 295 Park Avenue South in a space consisting of 3,300 square feet on the ground floor retail level and 1,800 square feet in the basement that tenant representative Hal Shapiro of Winick Realty Group said would be used for offices. Steven Baker and Michael Gielcher, also of Winick, represented the landlord, Abington Holding. Earlier this month, the tenant announced leases at 2409 Broadway (1,500 square feet) and 805 Columbus Avenue (1,770 square feet).

At the time of the Upper West Side leases, Kelly Gedinsky of Winick (who represents EWC in its uptown transactions) said the Upper East Side was among the neighborhoods on the tenant’s expansionary radar. Mr. Shapiro mentioned the Gramercy neighborhood as another market with potential to tap.

“We’re hoping the expansion continues,” he said. “They’re doing a great job and have a wonderful product.”

European Wax Center inks Tribeca lease

lee-block-profileEuropean Wax Center has signed a lease for 1,650 sq. ft. of ground floor retail space at 95 Chambers Street/75 Reade Street between Broadway and Church in Tribeca, according to Winick Realty Group, the broker representing both the retailer and the landlord, Ascend Group, in the transaction.

Winick also represented Reade Street Prep in a lease transaction for a 3,600-sq.-ft. expansion space on the 75 Reade Street side of the building.

Rapuano of Winick Realty Group arranges lease for Big Drop’s third New York City storefront

charles rapuanoBig Drop, the trendy women’s clothing store with locations in Manhattan and Florida’s Miami Beach, leased its third New York City storefront at 253 Columbus Ave., the former Laila Rowe store located between 71st and 72nd Sts. on the city’s Upper West Side.

Big Drop leased 650 s/f on the ground floor, along with a 400 s/f storage basement. Winick Realty Group broker Charles Rapuano represented Big Drop in the long-term lease transaction, while landlord Parkway East Properties LLC was represented in-house.

“In the last year, retailers including Sandro, Vince, Maje and Kate Spade have all leased retail space within two blocks of this location and they have turned this stretch of Columbus Avenue into a high-end fashion area,” said Rapuano.

Big Drop currently operates a flagship store at 174 Spring St. in SoHo, as well as a location at 1321 Third Ave. on the Upper East Side. “They have been very successful with this co-tenancy in its other Manhattan locations,” said Rapuano, “So they wanted to be near these same high-end retailers when selecting their first Upper West Side store.”

Gedinsky and Rapuano of Winick lease 3,270 s/f

kelly gedinskyAccording to the Winick Realty Group team of Kelly Gedinsky and Charles Rapuano, two new locations have been leased to European Wax Center. Gedinsky and Rapuano represented European Wax Center in both of the long-term leases totaling 3,270 s/f.

European Wax Center will occupy 1,500 s/f of retail space at 2409 Broadway, the former Cardinal Camera Store located between 88th and 89th Sts. Landlord 2409 Broadway Associates was represented by Jason Pruger and Ross Kaplan of NGKF.

The retailer also leased 1,770 s/f at 805 Columbus Ave., located within the Columbus Sq. Development. Gedinsky and Rapuano represented ownership, along with Winick executive VP Lori Shabtai.

“The brand is in full expansion mode,” both brokers said. “And they are currently focused on building their presence on both the Upper East and Upper West Sides.”

“European Wax Center has very specific layout requirements and these two stores were able to accommodate both the 10-foot ceilings they need to install their signature arch and the 20-foot storefront needed to achieve the seamless store flow their customers have come to know and love,” said Gedinsky and Rapuano. “Even though the two stores are only approximately 10 blocks apart, Columbus Square has such a unique feel that the tenant felt both neighborhoods were drastically different.”
